One of Devon’s most prestigious destinations, Instow boasts a family feel with friendly pubs, restaurants, shops and sand dunes. From the town, follow the riverside trail to the market town of Bideford, where there is a choice of shops and pubs as well as pannier and open air markets. A 5 minute drive will bring you to Westward Ho! and its 2 mile stretch of golden sandy beach, popular among surfers, sunbathers and sandcastle makers alike. Cyclists and ramblers should head for the traffic free Tarka Trail where stunning views and wildlife watching can be enjoyed, while the rugged beauty of Exmoor and Dartmoor National Parks attracts visitors from far and wide. Other nearby attractions include Tapeley Park, RHS Rosemoor and Lundy Island.

Inside, the spacious accommodation has been finished to a high standard to offer a stylish and comfortable stay for any occasion. With high ceilings and extensive windows throughout, the interior also features wooden flooring, exposed brickwork, beautiful balconies and modern bathrooms. The kitchen is bright and airy with stunning river views and contains two double range ovens, an American-style fridge/freezer, two dishwashers, two microwaves and a breakfast table with benches for sociable cooking, while a separate utility room houses the washing machine, tumble dryer and additional fridge/freezer. All 24 guests can enjoy meals together in the grand dining room while overlooking the river below, before heading for one of the two lounges available. Both enjoying river views, the first lounge is perfect for children as it includes a SKY TV/DVD (including SKY Sports), Xbox and Wii games consoles, while the second lounge has a TV/DVD and river views. The five ground floor bedrooms all benefit from direct access to the garden as well as their own TV/DVD. One king-size bedroom enjoys an en-suite wetroom with WC and patio doors give access to the gardens.. A further king-size bedroom shares an adjoining bathroom with a separate shower and WC with a twin room enjoying river views. Also on the ground floor, a king-size and twin bedroom share a shower room with WC and enjoy access to the garden patio. There are two separate WC’s located on the ground floor. On the first floor, there are two king-size bedrooms, each with river views and en-suite shower rooms and WCs, together with two further king-size bedrooms, a bathroom (featuring a separate shower and WC) and a further bathroom with WC. On the second floor, one super king-size bedroom benefits from a luxurious balcony offering wonderful river views as well as its own en-suite bathroom with separate shower cubicle and WC, even the en-suite has its own balcony offering wonderful views out to sea. A twin bedroom, also on the second floor completes the accommodation.

Outside, enjoy long summer BBQs at the garden furniture on the patio, or take to the impressive indoor BBQ lodge if the weather turns. At the end of a busy day, a soak in the hot tub is the perfect way to unwind while the enclosed south facing garden with large flat lawn below is ideal for games and activities. On a rainy day, fun and games can still be had in the separate games room, which features a pool table and table tennis. Ample off road parking is available.

This was our third year at Redland House and we have already booked for next year! It's the perfect holiday house for large family groups and it's in a great location.

Ideally situated overlooking the Torridge Estuary. Ample garden space both front and back. Inside BBQ, games room and hot tub. Views from property superb. Loads of space for car parking. Dining room was roomy and the kitchen and seated all our guests.

This was ideal for us - a group of 16 adults. Good sized kitchen, big dining room and a couple of sitting rooms, which allowed TV and quiet reading simultaneously. Rooms were great and enough bathrooms for comfortable living.

Superb location overlooking the Torridge/Taw estuary. Hot tub, indoor bbq (our visit was November), games room and WiFi and Sky provided enough entertainment for all. Well presented and immaculately clean.

Beautiful place and the location and views were stunning. Very well equipped house and all the rooms are comfortable and nicely decorated and laid out. The owner was very helpful and as accommodating as possible to our requests. Felt very relaxed in the property.

It is a fantastic house, the beautiful kitchen is very well equipped and the large dining room is brilliant for celebration meals as it seats 22 people comfortably. As this was our 5th time as a family group, we knew what to expect, and it didnt disappoint in any way. It is a huge house, kept spotlessly clean and very well equipped. A lovely house, very well appointed, in a stunning location. We are a group of 20 old friends who self-cater all over the UK and we were unanimous in saying that Redland House is probably the best house we have been to. There is a good mix of twin and double rooms and enough bathroom facilities for all. The kitchen is brilliant and so are the hot tRead moreub, games room and BBQ hut. A group of 14, three generations of family, stayed here in May 2019. Lovely welcome of scones, clotted cream and jam. Weather wonderful too. The house was perfect for such a get together with plenty of bedrooms and the kitchen was extremely well equipped. The hot tub and games room were well used. Redland House was amazing full of character and very spacious and comfortable with spectacular views. We held an 80th Birthday weekend there and the dinning room, kitchen, bbq and games rooms were great for a big family group.

This is a very good property to rent out for large parties. The accommodation was first rate, the kitchen was very large, very comfortable and very well stocked with equipment, etc. The bedrooms are all very spacious, well furnished and most have en suites. The dining room is a very large and classical room and can easily fit all of the people. We have just spent a week a Redland House and what a fantastic time we've all had. The location was great, the property was up a steep hill and a steep drive but the walk into Instow was worth it. The views from the hot tub and sea facing rooms were amazing. The gardens weren't as spacious as we'd thought and the top lawn was out of sight which wasRead moren't ideal for the younger children.
