Located on the edge of Roughton, this single-storey barn conversion offers an abundance of charm and character blended with modern creature comforts. It has its own exclusive hot tub and private fenced off garden. Roughton has a shop, pub, fish and chip shop, and fishing lake within 0.5 miles, and is an excellent base for exploring the North Norfolk coast and countryside. Head to Cromer (4 miles) and Sheringham (7 miles) for sandy beaches, coastal walks and delicious seafood, or visit the grey seal colony at Blakeney Point (17 miles). The area is rich in heritage, including the National Trust properties of Felbrigg Hall (2 miles) and Blickling Hall (7 miles), and the Georgian town of Holt (11 miles).

At the heart of this stylish property is a large open-plan kitchen and dining area, with a stylish yet rustic feel. Curl up after a country walk on the comfortable corner sofa around a roaring wood burner to watch a film or read a book, beneath a wooden beamed ceiling. Double archways in a brick and flint wall lead through to a fitted kitchen with an electric oven and hob, microwave, and fridge/freezer – ideal for preparing family meals, which you can share at the casual breakfast table in the kitchen, or larger dining table at the end of the living room. The property has two spacious bedrooms, a king-size room with patio doors leading into the garden and a twin bedroom, and a family bathroom with a shower over the bath and WC.

In addition to the shared outdoor areas, you will have your own 5-seater hot tub with 24 hydrotherapy jets and LED lighting (at an additional £55 charge), guests enjoy a private, enclosed lawn garden and patio with table and chairs and BBQ – ideal for dining alfresco or simply enjoying a morning cuppa surrounded by peace and quiet. For children there is also a tree swing or compete with a family game of table tennis or enjoy the play fort to enjoy within the complex. For your canine companions there are two fields on site to enjoy a family walk. The £55 cost of the hot tub is not included in the price you see on the booking calendar on this page. The £55 is per booking and sadly can’t be reduced for shorter stays as the majority of the energy cost arises from initially having to heat up the water. Although the owners do their best, they cannot always guarantee the water will be fully heated up to 38 degrees for the first night of a booking.

Utterly gorgeous holiday home - spacious, warm and both the sofa and beds were so comfy! We loved the enclosed courtyard for our dog, as well as the secure fields for him to stretch his legs before we headed off for our days out in Norfolk. There was only 1 downside which i have already mentioned to the owners which they will speak to the cleaners abt, and this is that there was cobwebs and a few spiders to contend with, other than that we would love to stay again.

We both enjoyed our holiday so much, also our two little dogs. The accommodation is lovely with everything that you would need to hand. The position is so private with the added addition of 2 fields for our dogs to roam on. Garage and shop and chip shop very handy in the village and the lovely New Inn pub where the food was fabulous and not too expRead moreensive and the staff lovely. We also paid for the hot tub but unfortunately we didn't use it as the weather changed when we got there, but it was placed in the garden and would have been lovely to use. Hide

Beautiful cottage in a lovely rural setting. Very clean and well equipped. Really appreciated the log burner with generous supply of logs and the hot tub which we used every day! Easy to reach the north coast, Norwich and the Broads from Wroxham. We had a fantastic week.

Excellent property with everything we needed for our family of 4 and dog. The welcome pack was a really nice touch. We enjoyed the log burner, hot tub and the peace of quiet of the location. Beds were super comfy, spotlessly clean & plenty of space. It was a bonus to discover a little snug for the kids up the ladder in the kitchen. The local fish aRead morend chip shop is delicious & plenty of nice beaches & pubs within a short drive. We loved our stay & would not hesitate to recommend this property to others. Hide

Excellent location - very easy to travel around the North Norfolk coast. Gorgeous barn conversion with lots of character and ample space for the dogs. We loved the hot tub and the beds were very comfortable which is important. We loved our stay and plan to return.

A great property and location and perfect for dog owners. Very cleans and comfortable. Very generous with facilities such as wood for wood fire etc. We loved our stay and were sad to leave. We would definitely book again!

Lovely, comfortable cottage in a handy location for the local dog friendly pub and near to lots of beaches, which are all very different. The hot tub was especially appreciated - perfect to sit and relax in after a day out walking! Ben made us feel very welcome, and was extremely helpful.
