An exceptional Edwardian mansion house set in private grounds overlooking the sea at Cobbolds Point in Felixstowe, this is an ideal location for a tranquil and luxurious holiday for a large family or a group of friends. A footpath runs from the side of this property directly to the beach and the seafront promenade via a steep set of steps. The 2-mile promenade runs through Felixstowe Sea Front Gardens and all the way to the town’s pier. For classic seaside treats, indulge in traditional fish and chips or ice cream, and have fun strolling the pier-side amusements. Historians will enjoy a visit to Felixstowe’s fascinating museum, with exhibits ancient and military, while a walk around the town’s 19-century Martello Towers, built to protect the peninsula against Napoleonic invasion, is rewarding not only for its historical insights but for the breathtaking scenery.

This magnificent accommodation ranges over three floors, giving guests of all generations space to relax, recharge and entertain. On the ground floor, an entrance hall leads through glazed doors to a bright day room with sofa and armchair seating, a flame-effect gas fire, a small bar with a fridge, and sliding doors with views over the patio and down to the sea. The next-door snooker room with its full-size snooker table, occasional chairs and another flame-effect gas fire, is an equally inviting room. The property’s main living area, up two steps, is an open-plan space encompassing a family room, a dining area and a kitchen. The family room has comfortable sofas and armchairs gathered around a flame-effect gas fire. Adjacent, a large dining table with leather chairs seats 12. A stunning kitchen with a breakfast bar and substantial storage will make food preparation a pleasure. Off the kitchen, through cleverly concealed doors, is a rear galley kitchen housing further mod-cons. A cinema room features a large corner sofa and occasional chairs, a wood burner and an entertainment centre, perfect for family film nights. There is also a utility room, and two handy cloakrooms with WCs. The biggest highlight is the pool complex, with a heated indoor swimming pool, a sauna, and a wet room.

A carpeted staircase leads up to the first floor where the bedrooms are lavish and comfortable. The master suite is particularly striking, featuring a super-king-size bed, a Juliet balcony, a seating and dressing area, and an en-suite bathroom. Across the hall is a super-king-size zip-and-link bedroom (which can be a twin on request), and a bedroom with four single bunks – these two rooms share a Jack and Jill bathroom. A further super-king-size bedroom with an en-suite bathroom, and a super-king-size zip-and-link bedroom with an en-suite shower room can also be found on this floor. Finally, the first floor has a beautiful library room. On the second floor, there are two king-size bedrooms, one with a balcony – both have their own dressing rooms and en-suite shower rooms. A study area with a desk and chair sits on the landing and is ideal for remote working, while a TV and gaming area on the opposite landing is a fantastic den space for older children.

Outdoors, the walled, landscaped gardens offer maximum peace and privacy as well as tranquil views to the North Sea beyond. The garden encompasses a patio terrace framed by seasonal planting and furnished with loungers, dining furniture and a gas BBQ, a separate drinks patio, a children’s play area with a slide, swings and a climbing frame, and extensive lawns which reach seaward and end in a ha-ha wall with stone steps leading down to a steeply sloped bank at the seafront.

The house is fantastic, in a great location for a short walk to the shops and restaurant's. Lots of space for the twelve of us, a proper house for large groups.

Simply WOW!!! Thank you for sharing your beautiful house for us to stay in. The house, the garden, the location and those beautiful views. Laying in bed just looking out to sea was so calming and peaceful. The attention to detail with everything is simply top class and we feel so lucky to have been able to stay. Holiday blues are real!!!

We enjoyed a 4 night stay at Latimer House, we all would have loved our multi-generational break to have been longer! The house is Beautifully decorated, well equipped and spacious with stunning outlook across the infinity lawn to the sea. A moments walk down steps to the shingle beach and a walk to Felixstowe pier. A short drive to the Port of FelRead moreixstowe where we saw the infamous Ever Given container ship being unloaded! We hope to return and would highly recommend a stay at Latimer House. The housekeeper kept us well informed and did a fab job of ensuring everything was perfect for our arrival. Hide

A beautiful house, beautifully furnished with quality equipment. The house is in a superb position overlooking the sea from the house and large garden. Perfect for families and friends alike. I would so recommend staying at Latimer House, although costly you can see why and I thought worth every penny.
