Reepham is a small market town which has been designated a conservation area and is surrounded by beautiful countryside. In the town, you’ll find interesting Georgian properties lining the square, and history buffs will be fascinated to hear that the town is unique in once having had three churches in one churchyard, of which two remain, only yards apart. It is an ideal area for walking and cycling with the Marriott's Way and the National Cycle Route 1 on the outskirts of the town (both within 5 miles). The beautiful North Norfolk coast (26 miles), the renowned Broads (22 miles) and the fine city of Norwich (14 miles) are all just a short drive away. There are shops, pubs and cafes in the town 1 mile away, with fishing and tennis available within 2 miles, and golf at Dunston Hall just 19 miles away. On beautiful days, head to Foxley Woods (5 miles), which is part of the Norfolk Wildlife Trust or visit the iconic mausoleum in Blickling which is part of the National Trust.

Quietly situated in an idyllic rural position one mile from the town centre, this 200-year-old mill faces south and is located directly over the mill stream, offering glorious views of the surrounding countryside, and providing an ideal place to relax and unwind. This is the owner's much-loved second home and is a quirky property with rural charm. The individual, rustic nature of the building has been preserved with authentic wooden floors, exposed brickwork and beamed ceilings. The open-plan sitting/dining room can be found on the ground floor; this room has very high ceilings and comfortable seating. Sit back and watch a film on the TV with Netflix and a DVD player or choose to play from an array of board games, or just warm yourself in front of the impressive wood burner. There is a dining table and chairs for eight guests here and also stairs leading up to a galleried area overlooking the living space – perfect for catching up with a good book. Move through to the kitchen, which also has a large table plus an electric cooker, induction hob, fridge freezer, microwave and dishwasher. Also, find a pantry nearby with a washing machine, dryer and a freezer. Moving upstairs, you’ll find the first of four bedrooms: a double with an en-suite shower room with shower and WC. The second floor has another double room with pretty views over the mill pond, the third room is a large family room with a double bed, three single beds and views up and downstream and the fourth bedroom can be accessed via a steep wooden loft ladder, not suitable for limited mobility due to a low beam to the entrance of the bedroom. A bathroom which includes a bath with a mixer tap shower attachment and WC is also on this floor.

Outside is an enclosed grassy 1.5-acre garden area with benches and a table and a BBQ. There is an outdoor table tennis table here too. Private parking for four cars is available.

We absolutely loved our stay at Eades Mill. It was a very unusual property with quirky features and the calming sound of water all around. We felt like wed stepped into a chapter Wind in the Willows, with sightings of frogs, deer, owls, butterflies, dragonflies and many more beautiful creatures in the garden. A nice property situated in a lovely rural location. Plenty of space inside its quirky interior for our party of two adults and five children with a good size garden giving plenty of space for the children to run around in. A short drive into Reepham which has a couple of nice pubs offering good food, a takeaway and a couple of grocery stores. It wRead moreas an ideal base for exploring the north Norfolk coast as well as Norwich and the Broads. We loved the area and would definitely recommend Eades Mill. Hide

Excellant place and location very peaceful, walks from the property very good, noticed no cut hedgerows were full of a vast variety of plants. For a lunch out we recommend The Black Boys pub Aylsham suberb.

Eades Mill is a sympathetically restored building. The location is stunning, and your stay there is accompanied by the sound of flowing water. The building is spacious, with all you could need for a stay. The beds are super comfortable, and there are no street lights or sounds to disturb your sleep.
