This three-storey cottage on the brow of a hill near a pretty village in South Devon is an ideal getaway for a group of friends or family in a rural, coastal location. The sleepy village of Branscombe offers a traditional pub and two cafes, one of which is also a small shop (approximately 0.5 miles). Walk to the seafront to discover the long, shingle Branscombe Beach (less than 0.5 miles) surrounded by rugged cliffs and greenery. To the east, you’ll find the village of Beer (2 miles), with more options for places to dine out as well as the 2,000-year-old Beer Quarry Caves, an art gallery, plenty of shops and another shingle beach.

Stepping inside the property, you’ll be met with a spacious living room. Marvel at the antique decor in this bright room, with a south-facing floor-to-ceiling window. Relax on the low, retro designer sofas while admiring the views across the valley and village of Branscombe. If it’s chilly in the evening, light the wood burner for a cosy night in watching a movie on the Smart TV with your guests. The dining room is a sociable space with a large table that seats 12 and chairs beside the row of large windows. An additional sofa is at one end of the room and a bookshelf to enjoy. Inside the breakfast room, also on the ground floor, is a smaller table and chairs for six to eight guests, with an original set of butler bells which can be operated from the various rooms in the house. Continue into the homely kitchen where you’ll find seating for four beside the wooden kitchen units. For some peace and quiet, relax in the conservatory with comfortable seating and a tea trolley. There’s also a convenient utility room and a rear porch. A basement games room with table tennis table for family fun. Climb the stairs to discover the first lot of bedrooms, a family bathroom with a shower, bidet and WC and a separate WC on the half landing. Each room, including the bathrooms, are characterful and uniquely decorated. The master bedroom, called the Blue Room, boasts a double bed with views across the valley towards the village through the side aspect window. This room also has an en-suite bathroom with a bath and WC. Inside the second bedroom, you will find a super king-size bed, sink and shaver socket as well as views of the garden and sea in the distance. The third bedroom is another double, with a feature fireplace and delightful views over the village. A family shower room with a bidet and WC and a separate WC can also be found on the first floor. Up another set of stairs, there are three more bedrooms and a bathroom. All of the bedrooms are double rooms, and the bathroom has a bath and WC.

Outside, there is an expansive garden spread across 1.4 acres of land. The back garden boasts a croquet lawn and far-reaching views of Branscombe village and the lush countryside surrounding it. To the north of the property is a charming walled orchard. Soak up the sunshine all day long in the south-facing front garden which has sloping lawns and lots of plants. The west-facing side garden also has sloping lawns and planting in addition to a paved area with tables and chairs to seat 12 and sun umbrellas for you and your guests while enjoying a BBQ.

Fantastic house for a family getaway. Beautiful decoration inside full of character and charm with lots of space in all rooms. Also has lots of places to explore outside with a couple of lawn areas for games and wonderful views of the sea and village.

We were an extended family group 7 adults and five children 6-12 years of age on half term holiday. The children absolutely loved the outside space and spent hours exploring, playing at the tree house and football or in the basement space playing table tennis. We all loved the spacious comfortable family house with eclectic details and all the eqRead moreuipment needed to cater for our needs. The location was ideal - beautiful views from the house and walks to the sea and Branscombe Village 10 hilly minutes in either direction and cliff top walks signposted from just down the road. We loved our stay at Eastcotte. The house is beautifully decorated and unique, with breathtaking views of the sea; a perfect place to stay with a large group of friends. All rooms are very comfortable and the house was very warm, even in February. There is a washing and drying room, two fridges, a table tennis table in the basement, and the little Read morebed in the master bedroom is large enough for an adult. The grounds of the house are also extensive, with lots of outdoor space which feels private. We plan to return! Hide

The location and the house itself are spectacularly beautiful, and the furnishings and artwork are wonderfully idiosyncratic. An excellent selection of cookware!
