Guests can enjoy long, leisurely strolls either across the well-renowned Tarka Trail or across the sandy shores on your doorstep, build sandcastles with the family, or relish in a refreshing swim in the crystalline waters with further close-by golden sands at Westward Ho! and Saunton Sands, both within 13 miles. For those seeking adventure, visit nearby attractions such as The Big Sheep and Milky Way adventure parks or even hike with four pawed friends across the Exmoor national park where you will find a stunning array of wildlife. Feel relaxed from the moment you arrive at this beautiful property, slipping off your shoes in the hallway, before entering through into the impressive open-plan lounge/kitchen/diner bursting with light and colour. A perfect space to host a celebratory meal or simply catch up with loved ones. Bi-fold doors allow you to bring the outside in to adjoin with the three wonderfully comfortable sofas and Smart TV, whilst the backdrop to this sits the simply stunning kitchen space with further breakfast bar seating, providing everything you need and more for a stress-free stay. The dining table acts as a separation to the spaces, and allows all guests to dine together with ease. Head through the property where you will find more great spaces to relax and hang out with your nearest and dearest. The lounge area featuring a soft ‘L’ shaped sofa combined with the warming crackle of the wood burner provides a tranquil snug room to rest and recharge, whilst allowing you to enjoy your choice of viewing out of the Smart TV, or even out to the glimmering estuary through the large windows. Heading on through to the final snug space within the main home, guests will find a fantastic spot to relax with a book, or even get competitive with your favourite board games. There is even a train set readily waiting for guests use. All three entertainment spaces really do come together to create the perfect guest experience. Completing the ground floor of the main home is a family shower room, along with an additional WC. As the day draws to a close, head upstairs to both the first and second floors which comprise seven of the nine beautifully designed bedrooms provided at this stay. The first floor hosts four of these, two of which with the added luxury of an en-suite shower room whilst there is also a beautifully appointed shared family bathroom for use by all. The second floor hosts the further three bedrooms, the mainstay of which featuring it’s own private balcony with stunning views across the estuary and en-suite shower room. There is of course a further family bathroom on this floor featuring a freestanding bath and separate shower. The short stroll across the enclosed rear garden will bring you to the rear annex, providing an ideal space for those to be exclusive from the main home if they so wish. The annex hosts an open-plan lounge/kitchen/dining space with comfortable “L” shaped sofa, whilst the well-appointed kitchen combines well with dining space to suit four guests. With that in mind, there are two bedrooms within the annex space, hosting a king-size and double bed. The annex is then complete with the accompanying family bathroom, with shower over bath and WC.

The stylish and elegant design continues to the outside areas of this stay where you can find a variety of seating areas, all of which providing a wonderfully relaxing feature. The enclosed rear garden which separates the main home and annex provides a spacious decking fitted with your own private hot tub and comfortable outdoor seating for those evenings under the sun, whilst there is also a spacious stretched lawn reaching back to the main home where you will find an additional seating space and gas BBQ. To the front of the home is where guests have the private gated driveway, here you can indulge in more lively surroundings on the beach front of Instow, with your own decking area with outdoor seating it will be easy to take in those glorious sunsets fading across the estuary.

Great property in a fabulous location. We were very lucky with the weather which added to our enjoyment but would highly recommend for any family holiday. We very much hope to return in the future.

A stunning house in a great location, great thought has gone into the styling and fitting out and the kitchen is well equipped with everything you could need. The kitchen and dining area are perfect for a large get together with friends and family. The house is located directly opposite the beach - great for walks (especially if you have brought doRead moregs!). There is a handy shower by the front door which is very useful to shower sand off doggy paws. A note on dogs: note that dogs are only permitted in the non-carpeted areas of the house, which excludes the main house bedrooms and lounge. Hide

This property is simply stunning and very well equipped. The layout was perfect for our family (all 18 people and 3 dogs had an amazing week). The location was perfect for us, the dogs were free to run along the beach together, and there were plenty of places locally to visit. One thing to note though, the website says dog friendly for up to 3 Read moredogs but does not mention the restrictions. On arrival we read the visitors book to find out the dogs were not allowed upstairs or in the carpeted rooms downstairs. This caused inconvenience because 2 of the dogs are used to sleeping in the same room as their owners. This information would have been useful to know from the website, prior to booking as we could have better prepared for where the dogs would sleep. Hide

An amazing house and location. Plenty of space and equipped to a high standard. Fabulous beach walks and 3 pubs with great food close by. Everything you need on your doorstep. Hosts were very friendly and helpful, would love to stay again.

Beautiful property only a stones throw from the beach (literally across the road). Spacious and will gorgeous rooms throughout. We stayed over Christmas and the owner decorated the property for us. Our family comprised of 10 people and there was plenty of room for all around the table and also to get some space in a quiet spot. We also had additionRead moreal family staying in Appledore who joined us for the big day and again we never once felt cramped. The dogs loved being so close to the beach and the hallway also have a shower which came in handy for paws and a large dog bed which was used by both our dogs comfortably. The owner was very helpful and responded super fast, I would stay again in a heartbeat! Hide
