Nestled amongst the Devon hills, this spectacular countryside retreat sleeps up to 14 guests across six bedrooms and is perfect for special reunions or celebrations with families or friends. There’s plenty to explore within the estate, but should you want to venture further afield, you have the Blackdown Hills Area of Outstanding Natural Beauty (AONB) to the north or the East Devon AONB to the south. You also have the coast within 13 miles, including popular seaside towns Sidmouth and Seaton, or more tranquil beaches at Branscombe or Beer (all within 14 miles). The South West Coast Path connects all of these, offering panoramic sea views. The market town of Honiton is 3 miles away with a range of independent shops/eateries.

This farmhouse complex comprises the Farmhouse and the Barn, allowing large groups to spend quality time together. It has been beautifully restored and decorated, allowing the original features’ rich wooden tones to shine, whilst traditional furniture, classic soft furnishings and a warm palette add to the opulence. There are several reception rooms to choose from, so settle down with a cuppa, a good book or an old friend and enjoy time relaxing and reminiscing in front of a wood burner. Or perhaps you’d prefer to head to the conservatories or covered terraces to take a nap and soak up the sunshine. The library offers an additional space for those looking to escape the hustle and bustle, and enjoy a quiet moment to themselves, or head to the drawing room for a competitive game of pool. When it comes to dining, there are some different options, but whether you’re in the less formal, open-plan setting of the Barn or the more traditional, banquet-style dining room of the Farmhouse, you’re bound to make memories. With two well-equipped kitchens, preparing plenty of food for everyone should be simple enough. There is also a utility room in the Farmhouse, which will come in handy for muddy or sandy clothes. After a busy day on the estate or surrounding areas, head upstairs to luxuriate in one of the exquisite roll-top baths, before getting a good night’s sleep in one of the beautifully presented bedrooms.

Outside, there are several terraces and patios for al fresco dining. There are also lawns to stretch your legs, benches for enjoying picnics, lakes to wander around or farm animals to visit, and bluebell woods to marvel at – it’s a real-life rural wonderland.

  • Please note, there is a 5-foot-deep fountain in the courtyard and the property is surrounded by an extensive garden of lawns which extend to the upper and lower deep-water lakes. Because of the nature of the property, the lakes are not fully fenced off. It is not, therefore, suitable for young children; swimming, boating and fishing are not permitted, and visitors are asked to take the utmost care when in the courtyard or garden.

It was one of the best holidays we have ever had. We would have loved to stay!!! We thank for the great tips and recommendations. It was special and super nice!!!! Every room was clean and lovingly furnished. The house was super equipped and nothing was missing!!!! Every expectation was exceeded!!!

You cant control the weather which was mixed. Could have made better use of the garden with more sun. Gardens beautiful. Liz very helpful and pleasant. We all had a great week, thank you

Fantastic house and grounds. Everything you need is there. You don't really need to go out as the grounds are beautiful and you can spend time there. Liz very helpful on arrival.

Thank you for a fabulous Easter holiday. Hutchinghayes is a beautiful and comfortable base for exploring Devon and for spending fun time together. It will be a lifetime memory for us.
