Once a double oast bar, dating from 1880, this spacious, unique country house is a unique base for families or groups to make memories in the Kent countryside. Immerse yourself in nature, with beautiful attractions like the National Trust Sissinghurst Castle and Gardens (2.5 miles) nearby. Food lovers are also well placed here, with plenty of nearby pubs serving local produce and vineyards like Biddenden (6 miles) and Chapel Down (10.5 miles) offering tours and tastings with excellent views. If you can drag yourself away from this grand home for long enough, take day trips to 14th-century Scotney Castle (9.5 miles), which has an impressive moat, or Tenterden (8.5 miles), where there’s historic architecture to admire in town and a steam railway that chugs along to Bodiam Castle.

You’ll be impressed as soon as you spot this grand and unusual property, where the charm continues inside. Pass through the entrance hall with a stone floor and storage space to the spacious sitting room that’s within the double roundel, so its layout is the shape of a figure-of-eight. The pretty stone floor (with underfloor heating), exposed brick wall and wood burner in a large fireplace exude traditional style, while double French doors lead to the terrace and garden. Two sitting areas are joined but feel separated due to the layout, creating an ideal space for flexible socialising and relaxation. Both have comfy seating and coffee tables and one of the areas benefits from a TV with Sky and a Sonos sound bar. With tiled floors and a ceiling beam, the spacious, open-plan kitchen and dining area is separated by a quirky breakfast bar with four tall stools. The kitchen has crisp units and worktops plus facilities like the American-style fridge/freezer, wine fridge and Delonghi coffee machine, bread maker and soda stream. Meanwhile, the dining area is perfect for sharing meals with its large, 12-seater table. The ground floor also benefits from a tiled shower room and a utility room with storage space for outdoor clothing. A carpeted staircase in the classic hallway - which has stone floors and an exposed brick wall - leads to the galleried landing, where there is a vaulted ceiling. Beyond this, you’ll find the bedrooms, starting with a rounded king-size bedroom with a TV and an en-suite bathroom that boasts a bath with overhead rainfall shower. There’s a second rounded king-size bedroom, one superking, one double bedroom, and a quadruple family room featuring a king-size bed and bunk beds. Finally, the first-floor bathroom also boasts numerous pampering options, with a bath with overhead rainfall shower and heated towel rail. 

The extensive 14 acre grounds,2 unfenced ponds and gardens have plenty for all the family, including a furnished terrace area featuring a wooden picnic bench, parasols, pergola with rattan seating and patio heaters and, from May until September, a gas BBQ. Steps lead down to a large lawn with trees that boasts a small netted trampoline for the children. There are also two unfenced ponds, so children should always be under supervision when outside.

Spacious house with a wonderful terrace. Ideal for family get togethers. The open kitchen with the dining place eases the communication within the group. Modern bathrooms and spacious bedrooms. Location is perfect to visit lots of sites in the area.

A lovely family stay to celebrate a birthday. The house has the wow factor as soon as you walk in. The house flows really well from kitchen to lounge(s). All bedrooms are spacious & no one would be disappointed with their room. Fantastic garden with a great wooden climbing frame for children. We had drinks outside a couple of evenings. We had a lovely long weekend staying at Hawkridge Oast as a family for a milestone birthday celebration. The house was spacious and comfortable and we especially loved the 2 round bedrooms in the oast itself. The main lounge area and kitchen were also very spacious and worked well for our group of 9 adult residents and 3 day visitors. We loved the Read morespacious grounds too with the tree swing proving a hit with all ages and the table tennis table a valuable addition - our dogs loved the large grassy areas for roaming in too. Overall, we had a great time and very much enjoyed our weekend here in this picturesque part of Kent. Hide

We really enjoyed our weekend - the house is very comfortable and spacious and we made full use of the terrace and BBQ as we had lovely weather. The children really loved the trampoline and play equipment but watch out for the stinging nettles....wellies advised!

This is an amazing modern property, thoughtfully designed and extremely well equipped both inside and out. The grounds are extensive and the environment very peaceful. Even with a large group of people it is very spacious. Would definitely be happy to return.

A fabulous large character house with lots of old worlde charm- the gounds are vast and the facilities BBQ, Table Tennis and Trampoline were excellent. The local area is beautiful has lots to see- We went to Siissinghurst, Cranbrook, Rye and the Milk House at Sissinghurst. The owner was very helpful and communicative
