The property is on a single-track road close to the village primary school with on-street parking nearby. 

The front door leads you into a spacious sitting room with timber beams, comfortable sofas, a Smart TV, and an inglenook fireplace with a wood burner, ideal for helping you warm up after walking one of the many surrounding footpaths. The living room leads through to a vaulted kitchen-dining space in a modern extension. A narrow spiral staircase takes you up to a mezzanine seating deck with extensive gable-end glazing offering even more extensive views. This deck is an optional extra for those comfortable with spiral stairs. The new extension is a light, airy open-plan space to prepare and enjoy convivial meals. Downstairs, there’s a WC and a utility room which can be gated off for muddy or sandy dogs. Double doors in the kitchen open onto the upper deck of an enclosed cottage garden, which has steps down to a modest lawn surrounded by flower beds. There is outside seating on the terrace and a small storage shed. The main staircase from the sitting room takes you to two charming bedrooms: a king-size bedroom with a vaulted ceiling, exposed A-frame beams and a feature chimney stack, and a twin room also with timber beams. Both bedrooms are at the front of the cottage, overlooking the lane. The characterful family bathroom has a free-standing bath and shower.

Lovely cottage with beautiful views over the estuary. Stunning kitchen with viewing point. Great location for Instow beach and the Boat House restaurant.

Beautiful cottage in a really tranquil area. Walking distance to the lovely seaside village of Instow with pubs and shops. Everything you could need for a shorter or longer stay and the cottage is very clean, with a lovely fire for the colder months.
