DEVON/CORNWALL BORDER, 450 ACRES

This converted traditional barn boasts impressive views over valleys, woodland and lake. It is situated in tranquil Devonshire scenery but a short distance from access to the West Country's main trunk route.

The 450 acre farm is steeped with historic connections to Sir Walter Raleigh's expeditions and also offers 75 acres of woodland with an abundance of wildlife. Nearby Roadford Lake offers fishing and watersports and the magnificent Dartmoor Tors provide unrivalled views with pony trekking opportunities. The barn is surrounded by other beauty spots, such as Lydford Gorge, Okehampton Castle with a wealth of gardens to enjoy, especially in the Spring and many local pubs and restaurants serving good food. Games room: "The roundhouse" a converted barn with indoor table tennis, and cosy seating is perfect for just relaxing and taking in the breathtaking views across the surrounding countryside.

The split level accommodation offers FIVE bedrooms: 3 doubles with en-suite shower and WC and 2 twin rooms. Bathroom: Bath with shower over and WC. Lounge/diner: with exposed beams, TV, DVD, video and hi-fi. Cosy snug with woodburner (logs included) and lovely views. Kitchen: with cooker, microwave, fridge, freezer and dishwasher. Utility room: with washing machine and tumble dryer. Outside: large open garden with seating and BBQ. Amenities: ample parking. Bed linen included. Towels available to hire. Central heating. 1 dog welcome. Location: beach 25 miles, pub and shop 2 miles.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

We really enjoyed our stay at the cottage. It was truly a very happy holiday. It has a wonderful setting and spectacular views over the countryside. We also enjoyed the ride around the farm on the old army lorry by the farmer and his wife.

This is a spacious cottage inside and out which easily accommodated our party of 8 adults and 2 children. It is in a beautiful peaceful location, with lots of space for eating outdoors and for children to play. Easy access to Dartmoor and the North Devon and Cornwall coasts. Everything was perfect, lovely conversion very well stocked with everything you need in the kitchen. Games room a lovely escape spot for the kids and the garden and BBQ were beautiful. A lovely environment for family gatherings. The place was very well equipped which was much appreciated. Gorgeous vista from the front of the property that was absolutely stunning. Peaceful and tranquil.

6 adults and 7 children (youngest 3 1/2 yrs, eldest 10yrs old) stayed here for 3 nights and had a fab time at Wagon Linney. Would highly recommend this house. The children loved the outdoor space and there was plenty room in the house for 3 families.
