Set in a rural position offering stunning surrounding countryside, visitors are able to wander freely over the open farmland and explore all it has to offer or simply sit and relax in the lovely grounds.

The properties are a few miles from the 2 charming villages of Bradworthy and Kilkhampton, both offering pubs, shops, Post Office and church. The properties are perfectly positioned to enjoy the North Devon and Cornwall coast which is famed for its spectacular scenery. There are many sheltered coves and fishing villages to explore, as well as sandy surfing beaches the closest beach is 4 miles away. Hartland Abbey, Tapeley Park and Rosemoor are all within a short drive with spectacular houses and gardens to wander. Lots to see and do in the area including walking, shooting, watersports and fishing at the nearby Tamar Lakes, the lakes are 10 minutes walk away, where you'll find paths to allow for lake side circuit walks.

The detached barn is approached via a sweeping driveway and has been designed, decorated and furnished to a high standard to offering stylish contemporary living with the accommodation offering SIX bedrooms: on the first floor 2 doubles with en-suite shower room with WC, 1 further double, 1 twin and 1 family room with 4 single beds and en-suite shower room with WC. On the ground floor 1 twin with patio doors opening out onto a private courtyard area and en-suite bathroom: with bath, shower, WC and under floor heating. Bathroom: on the first floor with freestanding slipper bath, shower and WC. Separate WC on the ground floor. Lounge/kitchen/diner: open- plan with wooden and slate flooring throughout the ground floor, wall mounted TV/DVD, a central raised woodburner (logs included) and doors leading out to patio with access to hot tub. Kitchen area well-equipped with dishwasher, range style cooker, fridge/freezer and microwave. Utility room: with washing machine, tumble dryer, fridge and freezer. Outside: exclusive use of hot tub. Enclosed garden with garden furniture and BBQ. Games facilities: exclusive use of games room with pool table and table tennis. Amenities: Wi-Fi included. 2 dogs welcome, more by arrangement.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

This holiday property is superb. We were a family of 12 from 1year to 70+ with differing mobility requirements and the property was perfect for us all. The open plan living was perfect to allow free flowing family time with ample space for eating, drinking, relaxing and playing games. A stunning property in a great location. Owner was very friendly and extremely helpful and accommodating. We all loved the hot tub, bar b que and games room. Our rooms were comfortable and spacious and we had a holiday that we never forget.

The property is fantastic! Rooms are clean and spacious and set out really nicely in the house. The kitchen had everything we needed - (even a paella pan if we had fancied it!) and the hot tub and games room were perfect.

Had a fab week, our 1st break with all four kids & partners & Grandaughter in years. Location very rural which suited us & the dog You have to drive to get anywhere but easy to get to as close to A39 The house is wonderful, very luxurious with everything you need supplied. Beautiful accommodation. All of our party felt relaxed and comfortable. Lovely surroundings and we enjoyed many dog walks from the property to the Tamar lake. Easy to reach many beaches and attractions.

Absolutely loved Lymscott Barn it was perfect for our family weekend celebration. Only 1 very minor complaints, it was a bit difficult to find and the 'off Sat-Nav instructions' weren't very clear, but when I contacted owner they were great about directing us in. the Cottage was lovely, modern, light, airy and warm and the rooms were all done to a high standard. The property suited everyone in the party with the downstairs room for the eldest and plenty of space for hide-and-seek for the youngest. However it was in the middle of a working farm so be prepared to come off the beaten track to get to it and cowRead mores mooing early in the morning. Ten of us made use of the six bed house for a 30th Birthday celebration. Fantastic week making use of the very sociable layout. All bedrooms are an excellent size and finished to a good standard. We stayed in Sept for a family birthday & totally loved it, the age range of the party was 18 months - 93 years & was suitable for all plus 2 dogs! The hot tub was a total hit & there were many things to do in the local area to occupy the children. Will hopefully visit again!
