Set on a working farm amid stunning scenery, this fantastic and spacious property is just ten minutes from the Tamar Lakes and boasts beautiful views, a hot tub and private games room.

The Tamar Lakes offer opportunities for coarse fishing, water sports, shooting and lakeside walks. Hartland Abbey, Tapeley Park and RHS Rosemoor are all within a short drive, offering spectacular houses and gardens. You will also be close to the charming villages of Bradworthy and Kilkhampton. The North Cornish coastline is not far, which is perfect for surfers and sunbathers, or you could enjoy lovely cliff-top walks which offer spectacular views across the Atlantic coastline. Head towards the coast and visit the golden sandy beaches of the picturesque Cornish town of Bude, an ever-popular location for families and surfers. Alternatively, you could explore the wild beauty of Dartmoor, which offers fabulous walks and wonderful scenery. This detached barn conversion is approached via a sweeping driveway. Entering the property leads you to the spacious and elegant open-plan lounge/kitchen/diner. The welcoming and stylish lounge is a perfect place for relaxation, with TV/DVD, a central raised wood burner (logs included) and doors leading out to patio with access to hot tub. The bright and cheerful dining area is ideally situated. Heading over to the attractively designed kitchen, you will find everything you may need including a range-style oven, dishwasher, fridge/freezer and microwave. The washing machine, tumble dryer and additional fridge and freezer are located in the utility room. Exploring further, you will find the first of six bedrooms: a twin room with patio doors which open out onto a private courtyard area. The room also has an en-suite bathroom, complete with a bath, shower, WC and underfloor heating. There is also a separate ground-floor WC. Heading up to the first floor, you will find two double bedrooms, each with en-suite shower room with WC. There’s also a further double room, a twin room, and a family room, with four single beds and an en-suite shower room with WC. You will also find a bathroom with freestanding slipper bath, shower and WC. Stepping outside, you can relax in the private hot tub, or sit back in the enclosed garden with furniture and a BBQ. You will also have exclusive access to the games room, with a pool table and table tennis. You are also free to wander over the 300 acres of open farmland and explore all it has to offer, or simply sit and relax in the lovely grounds. Ample off-road parking is available.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

This place is fabulous! 13 adults stayed there comfortably and I've never seen a place with more equipment provided!! It was out of the way from hustle and bustle - just what we needed! We had a lovely walk round the lakes and played good old fashioned card games etc. It's a working farm so you could hear the cows, but not in a way that disturbed uRead mores too much, more importantly... We couldn't smell them! An easy recommendation to anyone wanting to recharge their batteries -with a bit of luxury! Hide

Booked as a family get together. Wonderful accomodation in a beautiful countryside location, yet only a short drive from the beach. Great layout and plenty of bathrooms. Lovely sociable lounge/kitchen. Very well equipped kitchen with plenty of space. We enjoyed both the hot tub and games room. Will definitely return.

Great house for large family visit. Both cottages booked out to accommodate us all. Kids aged 2-14 & adults aged 28-61 (20 of us in total +4 dogs). Good location, off main roads but close enough to grab bits & bobs. Owners next door & there if need anything but apart from that you dont see them. Great based!!

This is a beautiful barn conversion and works well with a family of 12/13 because there is plenty of space and bathroom facilities. The location is lovely and peacful and some lovely walks around. This is the second time we have been to this barn and we have had a fabulous time both times.

This was the perfect group getaway! The cottage was extremely clean. The layout of the kitchen, dining and lounge area was perfect and the wood burner made it really cosy. All the rooms were lovely cosy and clean with some en-suite bathrooms. The hot tub was amazing!! You are really in the middle of the farm, which gave gorgeous views. This is an excellent cottage with everything you need for a fabulous party/gathering. The downstairs living/kitchen/dining space is a fantastic social space, and all bedrooms were clean and a good size. There was plenty of hot water for all bathrooms and the whole house was well heated considering it was pretty chilly. We made great use of the hot Read moretub (even in the rain), and had a brief time in the games room. There is a working farm right next door, but this was no problem for us. Hide

Lympscott Barn has quality accommodation equipped to a high standard and was perfect for our family of 7 children and 6 adults. Located on a dairy farm the owners were very welcoming and the children loved looking around the farm and watching the milking. We all loved the well equipped games room and jacuzzi. Stunning location and beautiful, spacious house. It was a perfect setting for my sister's hen do and the owners were really accommodating and friendly - even letting us use the lawn as a dance floor and join a YFC event in their field!
