Lounge/diner: with oil fired woodburner, Smart TV with DVD player and wi-fi available. Dining area with striking solid oak circular table, seating 6 in a light airy room with exposed beams and hi-fi system. Kitchen/diner: accessed by 2 steps, impressive farmhouse style kitchen with Aga, exposed beams and granite work surfaces, electric oven, ceramic hob, dishwasher, fridge, freezer, washing machine, microwave, an oval breakfast table with seating for 6, and a stable door looking out onto the patio. A barn door leads from the kitchen to the private courtyard. Outside: enclosed sun trap courtyard garden with raised fish pond (care must be taken with young children and pets), mature flower beds, decking, garden furniture and BBQ. Amenities: ample off-road parking, bed linen, towels, electric, heating and wi-fi included although due to the remote location this can be intermittent. Regret no smoking. 3 dogs welcome. Additional info: storage available for surfboards, wetsuits and bikes. Asda, Waitrose, Sainsbury's and Tesco will deliver. Two travel cots. Location: beach within 3 miles, pub in village approximately a 15 minute walk. Arrival: 3.30pm.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

For us this was a lovely property, so homely and comfortable. We were a family of mum and dad, two sons, daughter in law and daughter, plus three dogs. The big kitchen/diner was perfect for breakfasts and evening meals, and the lounge a real room to relax. The courtyard was great to let the dogs out into, and the paddock opposite allowed us to realRead morely run them. The surrounding area offered loads to do. We loved it and we hope to be back. Hide

The owners are lovely,but never instrusive. There if we ever need them. the property itself has absolutely everything you could possibly need for a relaxing break, the location is wonderful and peaceful and the building itself stunning and very spacious. The cottage was well maintained. The kitchen and main bedroom were light and airy. Elsewhere the overall impression was of dark and dingy rooms because of small and high windows. There are steps up and down to and from every room and several doorways were low which meant anyone over 6 foot banging their head (which happened several times). Just returned from a a weeks stay at the Rixlade Barns with 4 adults, 2 children and the family dog Bill, cant fault the place it was 10-15 mins walk to the coastal path and pebble beach even walked to Westwood Ho a couple of times with the dog. The place was lovely, own garden too and Claire the owner let us use the large field to exercise the dogRead more and fly the kite. This is an absolutely beautiful place to stay and you won't be disappointed; the cottage is clean and well equipped with everything you can possible need. Claire the owner lives next door and although she is very welcoming she is in no way intrusive. Be aware when booking the cottage floor has different levels with a small about of steps leading frRead moreom lounge to kitchen and lower bedroom and bathroom ,this needs to be taken into consideration for anyone that is not too good on their feet. We had 3dogs with us and had assumed we could run them in the grounds mentioned but at the time of our holiday there were sheep in there which was dissapointing .
