The barn is ideally placed for enjoying the many attractions North Devon has to offer and both the coast and local pub are within easy walking distance. The Big Sheep family farm park is a short walk away. Bideford, Atlantic Village outlet centre and Westward Ho! with its long stretch of sandy beach are all within 3 miles. Other attractions well worth a visit include The Milky Way, RHS Rosemoor Gardens, Tapeley Park, Clovelly with its steep cobbled streets, Lundy Island via The Oldenburg from Bideford, Dartington Crystal and much more.

The high quality, homely split-level accommodation offers THREE bedrooms: upstairs, 1 king-size with Velux windows, a picture window and 1 further king-size with french windows and a Juliet balcony looking out over the fields and surrounding countryside. Both bedrooms are large, light and airy with exposed beams, solid wood furniture and TVs. 1 twin bedroom downstairs with TV at ground level, overlooking the pond and courtyard and benefitting from underfloor heating. Shower room: upstairs, with underfloor heating, power shower, WC and bidet. 1 further shower room downstairs with underfloor heating and WC. Lounge/diner: with oil fired woodburner, Smart TV with DVD player and wi-fi available. Dining area with striking solid oak circular table, seating 6 in a light airy room with exposed beams and hi-fi system. Kitchen/diner: accessed by 2 steps, impressive farmhouse style kitchen with Aga, exposed beams and granite work surfaces, electric oven, ceramic hob, dishwasher, fridge, freezer, washing machine, microwave, an oval breakfast table with seating for 6, and a stable door looking out onto the patio. A barn door leads from the kitchen to the private courtyard. Outside: enclosed sun trap courtyard garden with raised fish pond (care must be taken with young children and pets), mature flower beds, decking, garden furniture and BBQ. Amenities: ample off-road parking, bed linen, towels, electric, heating and wi-fi included although due to the remote location this can be intermittent. Regret no smoking. 3 dogs welcome. Additional info: storage available for surfboards, wetsuits and bikes. Asda, Waitrose, Sainsbury's and Tesco will deliver. Two travel cots. Location: beach within 3 miles, pub in village approximately a 15 minute walk. Arrival: 3.30pm.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

Cottage was lovely. Homely and inviting. Having the back courtyard garden was a nice plus especially with the carp fish pond. The view from the kitchen window across to the field was lovely first thing in the morning. Plenty of lovely long walks across fields and down to rocky beach. We loved Rixlade Barn - it was ideal for our party of six adults. It's very spacious and the communal areas are great for eating and socialising. The fields over the road were brilliant for football and cricket and playing with the dog. It's a good walk to the local pub which is very nice and it became our local for the week. Claire, the owner of tRead morehe barn, is lovely and lives next door. She was always on hand when needed but totally unobtrusive. We would definitely return. Hide

There are a few different levels with steps that may be unsuitable for small children. We had twins nearly 30 months and they managed fine but they are confident on stairs. 2 Travel cots were provided. A really relaxing holiday

A beautuful property in lovely rural surroundings. It is clean, spacious, very comfortable and well equipped. Two very small negatives are 1, not being able to leave the dog home alone, (however we were so tired after long days out we ended up staying in) and 2, wifi /signal was terrible. An excellent stay at Rixlade Barnes over Easter - lovely friendly atmosphere and always available if you need anything. My Father-in-Law loved cooking on the Aga!
