This former racing stable has been re-crafted as a superb barn conversion. It’s a perfect spot for enjoying cliff-top walks, and village life.

This delightful property is ideally placed so you can enjoy the many attractions North Devon has to offer. Both the coast and local pub are within easy walking distance, and the popular family farm park The Big Sheep is just a short walk away. The market town of Bideford, the delightful village of Westward Ho! and the Atlantic Village outlet centre are all within three miles. You could take a day trip to Lundy Island on the MS Oldenburg, or enjoy such great attractions as The Milky Way Adventure Park, RHS Rosemoor Gardens, Tapeley Park and Gardens, and Dartington Crystal. And of course there are miles of beautiful beaches and country walks to enjoy.

On entering this charming and traditional split-level property you will find yourself in the welcoming hallway leading to a comfy twin bedroom with TV and which benefits from underfloor heating, and overlooks the pond and courtyard. You will also find a shower room downstairs with underfloor heating and WC. Heading into the impressive and stylish farmhouse-style kitchen/diner, which is accessed via two steps, you will find everything you will need including and Aga-style oven and hob, granite work surfaces, electric oven, ceramic hob, dishwasher, fridge, freezer, washing machine, microwave, and a perfect breakfast area, again with seating for six. From here down two steps you will find the welcoming lounge/diner with oil-fired wood burner and TV/DVD and hi-fi, the lounge is an inviting spot to relax in. The light and airy dining area is ideally situated with seating for six. Upstairs you will find two spacious bedrooms, both king-size. One has Velux-style windows and a picture window and the other has a tilt and turn opening window and a Juliet balcony looking out over the fields and surrounding countryside. Both bedrooms are large, light and airy with solid wood furniture and TVs. There is also a shower room upstairs, with underfloor heating, WC and bidet. Throughout the cottage exposed beams are a prominent and welcome traditional feature.

Heading outside through the barn door from the kitchen, you can relax in the lovely enclosed sun trap courtyard garden which has a raised fish pond (care must be taken with young children and pets), mature flower beds, decking, garden furniture and BBQ, making it ideal for relaxing at the end of a great day. Ample off-road parking is available, and there’s also storage room for surfboards, wetsuits and bikes.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

This is a beautiful dog friendly property and we loved staying there. It has everything you need for a wonderful holiday. Claire, the owner is fantastic and takes the time to meet you on arrival. it is slightly daunting however, to have the owners in the same building as you can see and hear them!

For us this was a lovely property, so homely and comfortable. We were a family of mum and dad, two sons, daughter in law and daughter, plus three dogs. The big kitchen/diner was perfect for breakfasts and evening meals, and the lounge a real room to relax. The courtyard was great to let the dogs out into, and the paddock opposite allowed us to realRead morely run them. The surrounding area offered loads to do. We loved it and we hope to be back. Hide

There if we ever need them. the property itself has absolutely everything you could possibly need for a relaxing break, the location is wonderful and peaceful and the building itself stunning and very spacious. Just returned from a a weeks stay at the Rixlade Barns with 4 adults, 2 children and the family dog Bill, cant fault the place it was 10-15 mins walk to the coastal path and pebble beach even walked to Westwood Ho a couple of times with the dog. The place was lovely, own garden too and Claire the owner let us use the large field to exercise the dogRead more and fly the kite. This is an absolutely beautiful place to stay and you won't be disappointed; the cottage is clean and well equipped with everything you can possible need. Claire the owner lives next door and although she is very welcoming she is in no way intrusive.
