A wonderfully spacious single-level property accommodating up to eight guests, set in a secluded location within expansive parkland with access to a private trout fishing lake in rural West Norfolk.

This property is located in a secluded rural idyll surrounded by rolling countryside in North-West Norfolk, just outside the village of Congham. A convenient shop and village pub can be reached within a fifteen-minute walk of the cottage, making it easy to stock-up on essentials or to head out for drinks in the evening. Nine miles from the property, the town of King’s Lynn is a pleasant place to spend a day with its array of interesting historic buildings, including the 16th century Customs House. Continuing down the River Ouse from King’s Lynn, visitors will come to The Wash, an impressive coastal wetland which is home to an abundance of wildlife including a colony of grey seals and a wide range of migrating birds. North of the cottage, the villages of Snettisham and Heacham each have quiet beaches, whilst the resort town of Hunstanton, located 15 miles away, boasts a sandy beach and all the facilities you would expect of a bustling seaside town.

Stepping inside this sprawling single-storey property, the first room that guests will come to is the kitchen/diner, a bright room with two dining tables and an excellent array of equipment including an AGA oven (switched on from October to May), a conventional oven and hob, microwave, fridge/freezer, a dishwasher, and washing machine. A door from this room leads through to the lounge, which despite being a generously-sized room has a wonderfully cosy feel to it, with a large fireplace where guests can enjoy a real fire. There is plenty of comfortable seating from where guests can enjoy the TV/DVD, as well as the views from the huge picture window which looks over the grounds to the lake. A twin bedroom is located just off the lounge, next to which there is a bathroom with a bath and WC. The remaining three bedrooms are accessed back through the kitchen, all of which enjoy en-suite facilities. At the far end of this wing, the palatial master bedroom is a fantastically spacious room with a double bed, a comfortable seating area and patio doors which open onto the terrace. This room has an en-suite bathroom with a bath, shower over the bath, and WC, whilst another double room has an en-suite shower room with shower and WC. The fourth bedroom is a twin room, next to which an en-suite bathroom boasts a bath, shower over the bath, and WC.

The outside space is just as impressive as the cottage’s interior space, with guests enjoying access to a private parkland with masses of space to relax, play, and enjoy leisure time. The walled courtyard is a lovely sunny spot, with a terraced seating area for which there is seating and a BBQ provided. The on-site lake is stocked yearly with trout and is great for those who enjoy fishing with fly fishing rods provided. Also guests may like to enjoy a fun trip across the lake on the rowing boat provided. A stable is used as a log store and also has a collection of children’s outdoor toys, whilst there is also storage space for bikes. There is off-road parking available for four cars.

Dogs are charged at £20 each per full or part week.

Please note there is a refundable £200 security deposit for this property payable closer to the start of your holiday.

The cottage was wonderfully spacious, in lovely surroundings so peaceful a wonderful place to get away from the hustle and bustle of everyday life somewhere to just sit and relax and watch the wildlife run about the grounds.

Stay was amazing! We caught 8 fish and let 5 go. Only 7 weeks until we are back again. Cannot wait!

We have had a wonderful time in a beautiful and incredibly well equipped cottage and thoroughly appreciate the immense care and trouble that had been taken in providing such fabulous Christmas decorations. It looked lovely and very welcoming!

We have stayed at Grooms Cottage again, 29th September to 6th October. This is such a lovely property, stylish and homely and also well equipped. We stayed here as this property is dog frendly, critical for us and our friends who stay and bring their dog. The setting is lovely, with expansive working farm grounds to wonder around, and local walkingRead more tracks including Congham forest. The wildlife is abundant with various birds flocking, pheasants and grouse roaming (and running when the dog sees them!) plus rabbits and indeed a hare were a delight. We heard but did not see the owl. The lake in the grounds and its wildlife are also an early morning delight to walk around. We recommend this property! Hide
