The cosmopolitan Leith Shore with its trendy wine / cafe bars and renowned restaurants is a short stroll away and for recreation, there is a leisure centre and swimming pool. Princes St is 2 miles and there is an excellent public transport service day and night.

The accommodation offers TWO bedrooms: 1 double with en-suite shower room and 1 further double. Bathroom with shower over bath. Lounge/diner: with door to small balcony, Freeview TV, DVD, CD player. Kitchen: with gas hob and electric oven, fridge/freezer, dishwasher, washer/dryer, and microwave. Outside: communal enclosed garden with benches.
