Beautiful barn conversion property, set in a fantastic location in the Herefordshire countryside, with an extensive library, three acres of gardens, and thirteen acres of private woodland: this makes a wonderful rural getaway.

This property is located close to the Welsh border in the idyllic Herefordshire countryside. The area is home to many attractive and interesting towns, including the foodie haven of Ludlow; the literary town of Hay-on-Wye, famed for its many bookshops; the market town of Hereford, with its impressive 11th century cathedral. For those who enjoy more active pursuits, there is access to Offa’s Dyke just three miles from the property, whilst the River Wye is close by, offering gentle waterside walks, and even the opportunity to enjoy some wild swimming. The nearest town to the property is Kington, which is located just a five-minute drive away, and offers a reasonably sized supermarket, alongside a range of other shops, and a number of takeaway restaurants.

This lovingly converted former-barn is situated next to the owner’s own home, and yet the amount of space here means that guests are able to easily enjoy their privacy. On entering the property, guests cannot help but be impressed by the sense of space this property boasts, being over 60 feet in length. The open-plan living area on the ground floor is an impressively light-filled space, thanks to the double-height windows on both sides of the building. The dining table sits between these windows, next to which is the wonderful original 1959 Wurlitzer juke box, which plays 200 golden-oldie songs, without anyone having to search their pockets for coins. Passing from the dining area to the lounge area, guests will find a fantastically relaxing space with a warming wood burner, comfortable sofas, and a very well-stocked library of books. The kitchen is also on the ground floor, and is equipped with an oven, hob, microwave, fridge/freezer, washing machine, and dishwasher. There is also a shower room with WC located on the ground floor. Taking the stairs to the first-floor, guests will love the second lounge, with its beamed ceiling, comfortable sofas, TV/DVD. To one end of this room, a small balcony offers views over the surrounding gardens and beyond. There are two bedrooms in the property, both of which benefit from an en-suite bathroom, the first of these is a king-size room, whilst the second is a twin room which can be made up as a double on request.

Outside, there are an impressive three acres of beautifully designed gardens to explore, which are shared with the owner, including a stunning wildlife pond. Beyond the gardens, there are a further thirteen acres of private woodland, providing a wonderfully secluded location for walks amongst the native trees. Off-road parking is provided.

  • 2 bedrooms: 1 king-size and 1 twin (can be made up as a double on request)
