Detached barn conversion offering three bedrooms, located next door to a pub and with footpaths from the doorstep to explore the Staffordshire Moorlands and the town of Leek is close by.

The property is within easy reach of many local attractions. Roaches Rocks offers a natural adventure playground and Rudyard Lake, has boat hire and a miniature steam train. Tittesworth reservoir has a kayak/canoeing centre and fishing. Cheddleton Steam Railway, pony trekking, cycle trails, canal dayboat hire and superb walking are all easily accessible. Golf is also available nearby. There are several National Trust properties to visit, Little Moreton Hall, Biddulph Grange Gardens, Quarry Bank Mill, Lyme Park, Tatton Park and Dunham Massey which are all within easy reach. Alton Towers for a day of thrill seeking, Macclesfield with its silk heritage museum, Stoke-on-Trent with pottery and china centres, and Trentham Gardens and Monkey Forest are all within a short drive.

The property offers a good size entrance porch which is the ideal place for kicking of the muddy boots after a day’s walking. Stepping into the lounge/diner with high ceiling and exposed character beams, the comfortable sofas are waiting for you to relax and watch the TV/DVD. The kitchen/diner offers all you need for a home away from home stay, electric oven and hob, fridge, dishwasher and washing machine. Leading to two double bedrooms and bathroom with shower over corner bath, sink and WC. The additional double bedroom is located in the annex of the barn, which is accessed via a separate external door located up a flight of steps as it’s the former hayloft. This double bedroom benefits from a TV and en-suite shower and WC.

Outside, the barn has an enclosed grassed area with benches to enjoy the summer sun and ample parking is available in the pub car park.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

Lovely cottage in a quiet area. Amenities all nearby ands great location from where to visit lots of local attractions.

An amazing place to stay. Beautiful scenery, lovely position. We had a relaxing stay with our two dogs. The walk into Leek town centre only took 20 minutes. Easy access to the O/S walks.

Beautifully located barn conversion. Surrounded by amazing views of the Peak District. Done to a fairly high standard. Lovely fenced in grassed area. Located next to the beautiful abbey inn pub (not noisy at all with quite early closing). We ordered food one evening and the owners kindly bought it to us.

The cottage is in a lovely location just on the outskirts of Leek, right next door to a homely pub and surrounded by magnificent footpaths. However, the cottage itself is quite tired and needs a bit of a revamp to tackle the condensation.

Highly recommend this cottage. Options for walks into town and into countryside which ever mood takes you. Ideal for children and dogs, especially with the enclosed garden. Lovely couple owners next door in the pub. Really can't fault it.
