Beautiful period property situated in the popular village of Hawkshead, a few minutes’ drive from Esthwaite Water and just five miles from Lake Windermere.

The pretty village of Hawkshead is home to the National Trust managed Beatrix Potter Gallery, housed in a 17th century building, once the workplace of Potter’s husband, William Heelis. Other buildings of note in the village include The Old Grammar School, attended by William Wordsworth and the former Courthouse. Just a few miles away from the property is Claife Heights Viewing Station, a purpose-built monument that affords visitors unrivalled views over Lake Windermere, which is itself only five miles from the house.

Guests will find it hard not to fall in love with this stunning Victorian property, with its period features and elegant accommodation. The heart of the home is the stylish lounge, with its comfortable leather sofas, large bay window, high ceilings, and original working fireplace. There is a TV, DVD, and hi-fi here, making it the perfect space in which to relax after a day of sightseeing, climbing or hiking. The property’s tasteful dining room also benefits from a working fire which sits opposite the large dining table, keeping the room lovely and warm on winter evenings, whereas in summer, the door which leads out to a patio seating area can be opened to enjoy the summer breeze. The elegant kitchen with slate floor adjoins the dining room has an Aga and hob, microwave, fridge, freezer, wine fridge and dishwasher. The washing machine can be found in the convenient ground-floor cloakroom where there is also a WC. Three of the property’s bedrooms are located on the first floor, two of these are tastefully decorated doubles, whilst the final bedroom is a pretty twin room. Each of these bedrooms has an en-suite shower room with WC. On the second floor, there is a further twin bedroom, which benefits from its own TV. Across the landing from this bedroom is a bathroom with a bath,basin and WC.

Outside, the property has a wonderful south-facing garden which includes a lawn area and a patio with seating, which makes a pleasant place to relax with a drink at the end of the day. There is ample off-road parking and bike storage is available.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

The cottage was lovely, it was very spacious and felt very homely, perfect for my husband and I, our three children and their partners, and their dogs Jax, Rupert and Juno Ideal location for walks / to and around Hawkshead Very warm feel about the house and so cozy

This property has four bedroom two double and two twin rooms all are of a good size , 3 have ensuite with showers and one with ensuite bathroom (no shower in the this room) all of an excellent standard. Excellent kitchen with aga and electric cooker. Never found a microwave. Living accommodation consists of a large comfortable lounge, dining room lRead moreeading to a very well equiped kitchen. Beautiful house in a fantastic location. The house is lovely and spacious, well equipped kitchen, plenty of crockery etc. A nice touch is you have milk man delivery each day fresh milk and whatever else you may need a great selection of groceries (you need to pay for it). The bedrooms all have their own bathrooms which is great, along with another Read moretoilet in the utility room. The gardens are lovely and great for the dogs to roam around , lots of seating in the garden too. We will be back. Hide

No1 Hawkshead is a lovely property very welcoming, plenty of room with large bedrooms all with their own bathrooms. In addition the kitchen is very well equipped with a fantastic arga to cook on. If you don't want to cook Hawkshead village is only a short walk ago with a very dog friendly walk beside Hawkshead Farm. We would all recommend a stay heRead morere and would stay again. Hide

Hawkshead Hall is a perfect location for a holiday. We stayed there for a family holiday to celebrate our 40th Wedding Anniversary. Loved the house in every way, very clean and exceptionally well equipped. The house was very cosy and warm. We thoroughly enjoyed ourselves. Thanks

Hawkeshead Hall is well located being 5 mins walk away from Hawkeshead and accessible by road to Ambleside and right by the Tarn Hows footpath. The house feels more like a family home than a holiday let. Each of the three first floor bedrooms have en-suite shower rooms complete with a power shower and lots of lovely hot water. The house was lovely Read moreand warm during our stay in chilly January. We stayed there with our two daughters & their husbands and our five month old Granddaughter who had previously managed to keep us all awake at night over Christmas when staying in our family home. Hawkeshead Hall is a lovely spacious & substantial home where we were all (with the exception of the baby's parents) managed to sleep in great comfort during our stay. I would highly recommend it for multi generational parties. Hide

Its the second time we have visited Hawkshead Hall and it was just as magical as the first. Beautiful cottage! Plenty of space for four couples or two large families.
