Beautifully presented detached property located in the hamlet of Rogerground, with views across Esthwaite Valley, and within walking distance to village facilities.

This property enjoys a quiet location in a small hamlet and yet is within walking distance of the village of Hawkshead, which offers a range of shops, pubs, and several interesting National Trust properties, including the Beatrix Potter Gallery. Within easy reach of both Lake Windermere and Coniston Water, there are plentiful nearby opportunities for scenic boat trips, water sports and stunning walks and climbs. Grizedale Forest is three miles away and offers a choice of walking and cycle routes, as well as children’s play area, sculpture trail, Segway hire, and a high-ropes climbing centre with thrilling zip wire.

At the heart of this beautiful family holiday home is the spacious open-plan lounge/kitchen/diner which offers the perfect space to relax and enjoy spending time together. The lounge area lies to one end of the room, where comfortable seating is arranged around the large fireplace with wood burner. There is also a TV/DVD, and hi-fi in this area, whilst a second seating area, to the side of the fire, offers a lovely place to enjoy the views across the valley from the large windows. At the far end of the room, separated from the lounge area by the central chimney breast, is the well-equipped kitchen area which boasts, an oven, hob, fridge, freezer, microwave, and dishwasher. The large dining table which sits between the lounge and kitchen areas, seats eight. Three of the property’s bedrooms are also located on this floor, the first of which is a king-size room which benefits from an en-suite shower room with WC. There is also a double room on this floor, and a bunk bedroom. The main bathroom on this floor offers both a bath and a separate shower cubicle, as well as WC. The fourth bedroom is located on the lower-ground floor, a double room with en-suite shower and WC. The utility room is also on this floor, which is where guests will find the washing machine and tumble dryer.

Outside, there is a large enclosed patio with plentiful seating, a table and BBQ. The hot tub is accessible via three steps up from the main patio area, offering guests the ultimate chance to relax and enjoy the tranquil surroundings. The off-road parking area is accessible through a door on the lower-ground floor and provides parking for two cars.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

A large comfortable property just a short walk through the fields and via the church yard from the excellent village of Hawkshead which has a good selection of eating and drinking places. Once the car was parked it didn't move again until we departed. We stayed at the Briars in April and had a fantastic and relaxing break. The house is tricky to find but on collecting the key the office team gave us pin point directions. The house is so comfortable and the open lounge / kitchen and dining area works so well. 2 things everone raves about are the hot tub and fire.....same here! A great tip for walRead moreking into the village is take the first right when you come down from the house and it brings you down past the church. Less of a hill and beautiful views. Hide

A lovely big house comfortable for up to 8 people. We loved the uptodate decor and hot tub. The location was fabulous allowing us to walk into the village of Hawkshead through beautiful scenery, most of the way on a footpath, avoiding the road (literally 2 minutes on the road to find the footpath) taking only 15 mins.

Everything was incredible. To start the location was amazing a short walk to hawkshead village which had several cosy pubs, a post office and a co-op. The views from the house were awesome and we couldnt stop taking photos the whole time. We were up early every morning to watch the sun rise over the hill! The house itself was well equipped, comfy aRead morend warm, especially when we got the fire going. The hot tub was a lovely addition and great fun even in -3 degree weather! Cant wait to get back! We had an excellent week's holiday. The Briars was spacious,comfortable and well equipped with lovely views The younger members of our group made good use of the hot tub and our daughter enjoyed her daily walk with the dog into Hawkshead followed by coffee and a scone at one of the many cafes-a great way to start the day.
