Beautifully presented detached property located in the hamlet of Rogerground, with views across Esthwaite Valley, and within walking distance to village facilities.

This property enjoys a quiet location in a small hamlet and yet is within walking distance of the village of Hawkshead, which offers a range of shops, pubs, and several interesting National Trust properties, including the Beatrix Potter Gallery. Within easy reach of both Lake Windermere and Coniston Water, there are plentiful nearby opportunities for scenic boat trips, water sports and stunning walks and climbs. Grizedale Forest is three miles away and offers a choice of walking and cycle routes, as well as children’s play area, sculpture trail, Segway hire, and a high-ropes climbing centre with thrilling zip wire.

At the heart of this beautiful family holiday home is the spacious open-plan lounge/kitchen/diner which offers the perfect space to relax and enjoy spending time together. The lounge area lies to one end of the room, where comfortable seating is arranged around the large fireplace with wood burner. There is also a TV/DVD, and hi-fi in this area, whilst a second seating area, to the side of the fire, offers a lovely place to enjoy the views across the valley from the large windows. At the far end of the room, separated from the lounge area by the central chimney breast, is the well-equipped kitchen area which boasts, an oven, hob, fridge, freezer, microwave, and dishwasher. The large dining table which sits between the lounge and kitchen areas, seats eight. Three of the property’s bedrooms are also located on this floor, the first of which is a king-size room which benefits from an en-suite shower room with WC. There is also a double room on this floor, and a bunk bedroom. The main bathroom on this floor offers both a bath and a separate shower cubicle, as well as WC. The fourth bedroom is located on the lower-ground floor, a double room with en-suite shower and WC. The utility room is also on this floor, which is where guests will find the washing machine and tumble dryer.

Outside, there is a large enclosed patio with plentiful seating, a table and BBQ. The hot tub is accessible via three steps up from the main patio area, offering guests the ultimate chance to relax and enjoy the tranquil surroundings. The off-road parking area is accessible through a door on the lower-ground floor and provides parking for two cars.

Dogs are charged at £20 each per full or part week.

The cottage was in a fab relaxing location. So quiet. Brilliant walking on the doorstep. Really well equipped, especially if you want to eat in which we did. Good shops , pubs and restaurants 5 min walk away though. Service from Holiday cottage company first class. The cottage was ideal for 8 people. It is set in a perfect location, it is a nice walk into Hawkshead Village. The cottage was well equipped for all your everyday needs and the outside area is perfect for a BBQ. My family and I had a lovely time and are hoping to go again soon.

We have just spent a week at The Briars and have really enjoyed the quiet, relaxed location. The house is very well presented with everything you need and plenty of space. The hot tub is a great place to lie back and look up at a blanket of stars in the evening, even with snow on the ground! Hawkshead is half a mile from the house and has a well-stRead moreocked Co-op and a few other specialised shops. Coniston is only a 15 minute drive and has a bit more to offer including excellent butcher and baker. Hide

Lovely house with great views across to Esthwaite Water. 15 minute walk into Hawkshead, lovely dog friendly pubs. Enjoyed the hot tub, even in the rain.

Absolutely loved our cottage! It was modern, clean and situated in a good location. A fabulous view from the lounge window. We didn t need to use the car much as there were some great walks on the doorstep, which was ideal. We purchased a set of 5 maps (for Hawkshead) , which showed you where the walks were and how to complete them and at times we Read morehardly met anyone on the walks. The cottage was only a short walk from the centre of Hawkshead, which had a good number of eating places. Hide

We had an excellent week's holiday. The Briars was spacious,comfortable and well equipped with lovely views The younger members of our group made good use of the hot tub and our daughter enjoyed her daily walk with the dog into Hawkshead followed by coffee and a scone at one of the many cafes-a great way to start the day.
