In a position that is little known, Baileys Hard is a small selection of well positioned, discreet homes on the renowned Beaulieu Estate, situated at the end of a long single track road.

A superbly located property situated in a wooded setting on the bank of the Beaulieu River, an ideal spot to enjoy the peace and tranquillity. Just a couple of miles up the road is the Bucklers Hard Maritime museum, which gives an insight into the history of this 18th century shipbuilding village focusing on its vessels. On the way to Beaulieu village meet the local ponies and donkeys grazing on the road side and then on to Beaulieu Motor museum offering a calendar full of events throughout the year. Close to the pretty Georgian market town of Lymington where there are shops, restaurants and gastro pubs. The area also offers plenty cycling routes and forest walks.

From the entrance hall you will find three bedrooms on the ground floor. The master double bedroom has a pleasing view looking out over the rear decking and woodland surroundings. The twin and single bedrooms both offer enchanting views. The bathroom has a bath, large shower cubicle and WC. The staircase leads to the first floor open-plan lounge/kitchen/diner, the lounge area is a perfect spot to curl up and relax with a good book or watch a movie in front of the inviting wood burner. The spacious dining area has plenty of room for a super dinner party. There is a bright, airy and well-equipped kitchen with an electric oven and induction hob, microwave, dishwasher, fridge and freezer, it’s a great space for the aspiring chef. The separate utility room has a washing machine and tumble dryer.

Access the garden from the double glazed French doors onto a large decked veranda with garden furniture, seating for five guests, views across the woods and a sneak peek at the Beaulieu River through the trees. What a perfect spot for dining al fresco for friends and family to enjoy. On the ground level, to the rear of the property, there is an all weather table tennis table.

Really lovely property in a really peaceful, relaxing spot. We loved having river walks right from our front door and the location is perfect for so many days out. We stayed with our two year old and it was very child friendly - the owners were incredibly helpful before we arrived and gave loads of really helpful local knowledge ( including where tRead moreo find the nearest playground - pretty important for us!). This was our second trip to TreeTops and we absolutely love it. We stayed in May and loved it so much decided to come back for Christmas. The owners kindly put up a beautiful Christmas tree for us to decorate. The house is in a fabulous location and has everything that you need and is extremely comfortable. Would highly recommend.

We had a fabulous weekend break here. The house was perfect for us all. Its fully equipped, very clean, nicely decorated and modern. The wood burner allowed us to have cosy nights in with nibbles. We had a lovely time at Treetops. It had everything we needed and was in an amazing location. It was good place to go with children (2 & 6 years). I would say it was one of the best self catering places we have stayed. The hosts were brilliant. We are planning to go back in the summer to make use of the balcony!

We had a lovely time relaxing at Treetops. Its well located in the national park so its only a short drive to lots of great activities or walks. We very much appreciated the welcome package on arrival! The kitchen is also well equipped, cooking anything for the family was so easy.

Absolutely stunning location if you wish to be emersed in nature. Beautiful walks nearby and loads of activities for adults and children. The house is well equipped and comfortable. The owners very nice and helpful.

A very comfortable home in a stunning location. With milk in the fridge and the makings of tea and coffee along with a bottle of wine more welcoming than other places weve stayed. A couple of good nights sleep in the comfortable beds and quiet surroundings.

The cottage is in an excellent location and very well equipped. It was clean and there were lots of equipment. Be warned the WiFi is slow, as you'd expect in the middle of New Forest and the Owner information did state this, it was useable and not really an issue. The Owners gave great directions and were on hand if there were any queries. We traveRead morelled with a 2.5 year old child and had a fantastic time, lots to do and see. We had a great time at Treetops with an almost four year old and a one year old. It is extremely well equipped for a self catered stay and is in an absolutely idyllic location surrounded by trees. We went crabbing from the nearby jetty and easily caught 30 or so crabs, a big hit for the little ones.
