Truly charming home from home complete with hot tub, perfect to host special family get-togethers. In an enviable location within the picturesque Howardian Hills, with the North York Moors in easy reach.

Nestled within the peaceful village of Leavening, just 16 miles north of the popular medieval city of York. This location is a wonderful blend of countryside and town getaway to be enjoyed by the whole family. Step outside your front door to explore the gentle countryside surrounding you before taking respite in the welcoming village pub, located within walking distance of the cottage or travel just 9 miles to visit the historic Castle Howard, sitting in the very heart of the beautiful Howardian Hills. Travel 14 miles north to reach the market town of Pickering and jump on the steam train to the coastal town of Whitby or enjoy a day of family fun at Flamingo Land just 13.5 miles away.

Step inside and make your way through the entrance hall leading into the welcoming lounge. Comfortable sofas surround the traditional wood burner and TV so the entire family can cosy up following a day of exploration. There's a separate snug room complete with TV and pool table; perfect to keep the children entertained. Continue down the hall to reach the contemporary kitchen and dining area. The well-equipped kitchen is home to everything you'll need and more to cook up a storm with the local produce before sitting down to enjoy it as a family in the spacious dining area. Make your way upstairs to take your pick from the four restful bedrooms. The first bedroom boasts its own private staircase, a super king-size bed, and handy en-suite shower room. The remaining bedrooms are accessed via another staircase from the lounge, here you'll find the master bedroom, home to a comfortable king-sized bed and en-suite shower room. The third bedroom is a cosy double, with the fourth a super king-size bedroom. These two rooms share the luxurious house bathroom complete with enormous free-standing bath and walk-in shower, so you can either lose yourself in the bubbles or freshen up with an invigorating shower.

The exterior is as impressive as the interior, step outside to find a large enclosed garden, perfect if you brought the dogs along. Make the most of the outdoor furniture during the warmer months, and of course the wonderful wood-fired hot tub; a true joy no matter the weather. Throw down a blanket and lose yourself in a good book or enjoy a spot of outdoor games with the children, whatever you fancy, there's plenty of space to be appreciated. The cottage also offers off-road parking.

Dogs are charged at £20 each per full or part week.

Lovely cottage with all you could wish for and the welcome hamper was fantastic! Location was good, many attractions within a half hour drive. However, we struggled to find good walks for the dog from the cottage itself (a minor issue which would not stop us from returning).

Absolutely stunning property, great facilities, top quality specification of all equipment in the kitchen, lovely gardens with outside seating, BBQ, Hot tub, games room, everything you could want for a great stay. In a great location in a lovely village with great local pub serving delicious food.

Perfect Cottage for a family holiday. Beautifully decorated throughout and in a brilliant location. We all enjoyed the pool table and the hot tub and The Jolly Farmer pub is a real bonus.

Low Burn is a lovely cottage in a quiet location for those who want to get away from it all. Great base for day trips (recommend Filey and Bridlington for their dog friendly beaches). Really lovely cottage. Everything of the highest quality. Lovely high thread count bed linen, hot tub was sparkling clean and already on when we arrived - nice touch. Excellent cottage which is suitable for a large family. The village of Leavening was wonderfully quiet with a local pub that served a good range of beers and great food.

We have recently spent a week at Low Burn cottage. The cottage is fabulous with a real home from home feel. We took my elderly grandmother as well as two teenagers, two children and a dog - and they all loved their stay! The cottage is wonderfully equipped with smart Tv's, a range of games and jigsaws, the fabulous wood fired hot tub and great garRead moredens to enjoy! The bedrooms were beautifully furnished and decorated and the master has an extra treat...a massaging mattress! Fab! The welcome basket was also a lovely treat to arrive to. Advice for others staying at the property would be to come stocked up with food! There are no local shops (not even a small corner shop) and the nearest is about a 20 minute drive away. However, we loved being nice and remote and a very kind neighbour provided us with emergency gravy when we realised we'd forgotten to get some for our Sunday roast! We visited York for the Christmas markets (about a 30 minute drive) and the ladies also visited the Feversham Arms in Helmsley (about 40 minutes away) for a fantastic spa day! A fantastic stay in a really beautiful cottage. Every detail was considered from the arrival hamper to the hot tub (which was great), dog friendly, everything you could need from a home away from home. Local pub served lovely food and had a great atmosphere.

We had a quiet and enjoyable stay. Low Burn has everything you need for a week near York. Perhaps the bathrooms (only one bath, otherwise showers) are a bit cramped. Comfortable beds, kitchen well equipped, only small omissions. High price.

Excellent property all guests enjoyed a fantastic week. The Jolly Farmer was a bonus all the staff made us feel very welcome. We enjoyed testing the entire menu! We wouldn't go again - nothing to do with the cottage but the journey there and back were awful. We live in South London which meant that we had to travel through London which took ages and the roads everywhere were clogged with traffic. The cottage was lovely, the treats left for us were outstanding and the garden was safe for our dog. We didn't Read moreuse the outdoor jacuzzi but heard that it was a lovely experience to use.Yorkshire people were very friendly and the surrounding countryside was beautiful. Hide

Lovely place. Kitchen well stocked and nice hamper including treats for our dog-thank you! Lots of space for a family. Great hot tub. Need to use thicker curtains and black out blinds in bedrooms as v hard to sleep. Also pillows were very hard.

Amazing cottage lovely touches with fresh flowers in rooms, fabulous welcome pack and one for our dog. All the furnishing and kitchen utilities to a high standard. Beautiful garden listening to the birds and after a day out nan to the hot tub which we actually used as a cold tub as weather so hot, followed by world cup and game of pool in games rRead moreoom.
